Job Summary

The Senior Development Manager is responsible for planning, organizing, and managing the development and design process to bring about the successful execution and delivery of projects within budget and time. The Senior Development Manager is also required to liaise and coordinate with the finance and sales team to ensure the successful integration of commercial requirements into the design and development including the Masterplan and its components.

Primary Tasks

  • Develops design programs in conjunction with the other Senior Design and Planning Team Managers and ensures execution of project deliverables are consistent with the Project Plan and objectives.
  • Manages design procedures from inception to tendering and award and follow-up on the work and budget during construction and delivery.
  • Leading the Masterplan and managing and directing the Consultants to implement development planning, design, delivery and acquire the necessary Authority Approvals.
  • Ensure Build Package is kept up to date and is integrated into the masterplan whilst all key stakeholders such as Consultants, Infrastructure, Senior Management, Sales, finance, and the Construction Team are fully informed and aware of design status and implementation.
  • Schedules and lead weekly design coordination meetings.
  • Confirms with other Senior Design and Planning Team that co-ordination issues are updated and resolved in a timely manner.
  • Coordination and implementation of villas setting out plans onto the Masterplan to support the villas registration process and permitting.
  • Responding to RFIs raised by Contractor in relation to the Masterplan and villas executed under contract.
  • Act as primary coordinator between Sales, finance and the Design team to support villas setting out requests, customizations, plot amalgamation requests for VVIP customers, brochures/ reports for VVIP customers, palace plot studies and to provide supporting data and analysis for potential investors.
  • Undertake technical reviews of design delivery packages and specifications including cost to be in line with the budget and feasibility study.
  • Support the preparation of RFPs, project programmes, Development Programmes and Tender Proposals.
  • Support the review of Tender packages and participate in Tender Interviews for potential Consultants/ Contractors and preparation of final report.
  • Prepare Memos to document design changes and ensure formal communication between the teams and to the Contractor are per Contract.

Key Duties and Responsibilities

  • Coordination with the internal team on all aspects of development, planning, design and delivery.
  • Develops design programs in conjunction with Management Team to ensure the execution of the project deliverables are consistent with the Project Plan and budget.
  • Ensures the projects are delivered in compliance with the project execution plans, including design management, project management, BIM management plans (as required) are adhered to throughout the project delivery process.
  • Manages design procedures such as information exchange; issue logs; RFIs; etc.
  • Schedules and manage weekly design coordination meetings.
  • Work closely with Architects, Contractors, Engineers, Interior designers, Quantity Surveyors and Operators, and Landscape architects to ensure brand standards and local requirements and objectives are met at all times and that costs are kept within budgets.
  • Reviews scope of work, costs, roles and responsibilities and deliverables prepared by discipline leads to check alignment and consistency with the Client and contractual requirements.
  • Supports the preparation of consultancy/ contract briefs, tenders, award and manage services.
  • Assist in the preparation of presentations internally and for Client and relative authorities.
  • Contribute to value engineering and optimizing design for highest and best opportunities.
  • Leverage tracking system for all projects which will be utilized from the inception through completion and post completion.
  • Responsible for project progress reports to senior management.

Commercial Responsibilities

  • Understands and implements project management principles to deliver work within project budgets and quality.
  • Contribute to the preparation of RFPs.
  • Contribute to marketing and business development teams.
  • Contribute to the Sales team and Finance.
  • Assist the Commercial and Procurement Team in preparation of Contracts with regard to the technical input and deliverables

Managing Consultants

  • Prepare technical requirements and responsibility matrix for each area of scope for consultant contracts in conjunction with other Senior Design and Development Team Managers to ensure the full scope is covered.
  • Manage Consultants on the deliverables and quality of works in line with the Contract Agreement

Managing Approvals

  • Managing engagement with key stakeholders. Agree approval procedures, check submissions align with senior management expectations and tracking approvals.
