Job Summary

Investment and Feasibility Manager will act as an internal consultant to various departments, perform and create a variety of market and financial analysis including but not limited to market analysis, feasibility studies, impact studies, valuations, cash flow, debt and equity investments, and special projects including asset management.

Key Duties and Responsibilities

  • Preparation of financial feasibility of new master plans and update existing master plans as and when required
  • Provide support with decisions related to development projects by conducting research and feasibility analysis, as well as benchmarking analysis
  • Preparation of pricing documentation, obtaining approval and disseminating to the relevant stakeholders
  • Evaluation of land sale transactions
  • Evaluation of commercial proposals
  • Preparation and delivery of approval presentations related to all of the above
  • Prepare and Present Business Plan / Budget
  • Assist and liaise with internal and external auditors on matters relating to budgets
  • Review valuations carried out by External Valuers
  • Co-ordinate and liaise with concerned departments, obtain and understand data on project development philosophy, construction costs, historical costs, site-wide infrastructure costs, marketing and pre-opening costs, income and expenses projection, construction time frame etc and supplement any missing information with market research, with the objective of carrying out feasibility studies and presenting findings and analysis to the management for the purpose of decision making.
  • Developing, maintaining & managing complex standardized feasibility models for evaluating the real estate projects and the monitoring & controlling of the asset’s budgets
  • Apply feasibility outputs, and other financial information to prepare Loan/ Financial Gearing scenarios, including draw down schedules, repayment schedules with the objective of determining the optimal capital structure for the company as well as to assist the General Manger of the department in dealing and negotiating with banks and lending institutions.
  • Responsible for the various financial and non-financial reports and studies prepared by the asset management team by carrying out the necessary checks to ensure consistency and proper use of assumptions; that there are no technical errors and that the information generated meets the purpose it was created for, so that any information or report produced by the department can be considered as completely reliable and accurate to serve as basis for management decision making.
  • Evaluating real estate assets for inclusion, exclusion, refurbishment or exit for the real estate portfolio against the parameters, criteria and principles established by the CFO using models referred to above ensuring a sound real estate portfolio is maintained.
  • Assist IBDD in Ensuring adherence to the Funds’ development, investment and management parameters, criteria and principles referred to above by the operational entities responsible for the development & management of real estate investments. Ensure compliance with Fund investment mandate and Group Undertakings and relevant legislation that governs AFIM.
  • Monitor the investment process against agreed parameters and undertake periodic reporting
  • Responsible for the overall real estate investment feasibility and due diligence process for the portfolio assigned by the I&F & CFO, ensuring compliance by all internal and external Business Unit Managers.
  • Any projects assigned to this function by I&F & CFO and MP.
  • Responsible for assisting in the compiling of any Fund Investor reports and preparing minutes of the management meetings.

Technical Competencies

  • Preferably: CFA Level 3
  • Strong understanding of the UAE real estate industry and overall economic trends
  • Required to adhere to the regulatory framework of the DFSA, DIFC and IFRS
  • At least 4 years of experience in corporate finance, investments, valuation and real estate, preferably in UAE
  • Experience in developing and maintaining complex feasibility models for evaluating real estate projects.
  • Good knowledge of the real estate markets and excellent analytical skills.
  • Able to prepare and understand cashflow modelling, profit and loss and balance sheets.
  • In depth product knowledge and experience in the development and operations of a wide variety of property classes such as retail, residential, commercial, industrial, hospitality, civic and infrastructure developments
  • Must be a generalist with extensive knowledge of all aspects of property investment such as, property development, cost estimation, property development and management, financial management, commercial property valuation and asset management gained through training and work experience with organizations of repute
  • Strong IT skills / Programming background preferred
  • High degree of accountability.
  • Report writing and presentation skills.
  • Must have excellent communication and interpersonal skills.
